Increased interest in the secondary market has been observed, with some buyers who were hesitant in new developments now shifting their focus. A unit in SIERRA SEA, a project in Sai Kung, recorded a transaction for a 2-bedroom, 508-square foot flat on the 5th floor of Block A, marking the second phase. The asking price was around 9 million Hong Kong dollars, but after negotiations, it sold for 8.87 million HKD, corresponding to a price per square foot of 17,461 HKD. According to Tsuen Cheng Tsao, a senior regional sales manager at Centaline, the new buyer was one of the original hesitant buyers in the new development market. They found the flat layout practical and the price reasonable, leading them to make a purchase for self-use. Further south in Tsuen Yam, another transaction took place at Ha Xin Garden. A 2-bedroom, 511-square foot flat on the 5th floor of Block 5 was sold. The flat is facing the inner garden and is in decent condition. The original owner listed the property for 6.7 million HKD but accepted a reduction of 220,000 HKD after negotiations, making the final sale price 6.48 million HKD, equivalent to a price per square foot of 12,681 HKD. Tsuen Yam Hang Ming Branch Manager Angus Tang reports that the original owner bought the unit in 2010 for 2.43 million HKD and held it for approximately 16 years, achieving a profit of 4.05 million HKD, representing a nearly 1.7 times increase in value.
