The high-end beauty and slimming center located in Kowloon’s Tsoeda area has signed a lease for over 7,000 square meters of commercial space in the basement of Capital Strategies' new residential project, 352 Nathan Road. The store will pay over HKD 2.1 million in monthly rent, with a rent per square foot exceeding HKD 30. 352 Nathan Road, part of the Kowloon residential project "High Lin", has a total gross floor area of nearly 160,000 square meters, divided into commercial and retail segments. The commercial portion, known as "352 Nathan Road", spans over 116,000 square meters and consists of 7 floors, suitable for large professional equipment. Capital Strategies, the developer of the project, states that the beauty and slimming center has chosen this location due to its prime position on Nathan Road and its generous floor heights of up to 3.8 meters, which accommodate professional instruments.
So far, over 20,000 square meters of space in the project have been leased to major companies, with rent ranging from HKD 28 to HKD 33 per square foot. Notably, one education institution has leased around 5,000 square meters of space. Capital Strategies' executive director, He Leihui, points out that certain floors in the project have an exceptionally high floor-to-floor distance of up to 5 meters and can bear significant weight, appealing to healthcare facilities. Additionally, the basement contains three levels of parking with over 70 commercial parking spaces, and convenient access from nearby traffic.
The beauty and slimming center's decision to lease space in this premium location reflects the continuing interest in high-rent commercial space in Kowloon's most sought-after areas.
